Quick answer
First check what you can legally be asked for: in NSW, a bond of no more than four weeks' rent plus up to two weeks in advance; in Victoria, usually no more than one month's rent. Then look at government bond loans, NSW Smart Rental Bonds or a no-interest loan of up to $3,000 for a bond. If those don't fit, a small personal loan can cover the gap while your old bond is returned.
Key points
- Know the legal limit on bond and rent in advance in your state
- NSW renters can now transfer an existing bond to a new rental for a $25 fee
- Government bond loans help eligible lower-income renters
- No-interest loans can cover a new rental bond up to $3,000 for eligible people
- Budget for the overlap week of double rent, not just the bond
- NSW bond cap
- Four weeks' rent; rent in advance capped at two weeks
- Victorian bond cap
- Usually one month's rent (more allowed if rent is above $900 a week)
- NSW bond transfer
- Smart Rental Bonds via Rental Bonds Online, $25 fee
- No-interest option
- Up to $3,000 for a bond, for eligible people
The application’s approved. Brilliant. Now the agent wants the bond and two weeks’ rent by Friday, and your old bond is still sitting with the bond authority waiting for the final inspection.
Here’s the plan. Check what you can legally be charged, then see if you can transfer your bond or get a bond loan. Only after that should you borrow, and usually only for the gap until your old bond comes back.
How much do I actually need to move?
Moving costs come in layers. Most people budget for the bond and forget the rest until the removalist’s truck is in the driveway.
Add up:
- The new bond, which has a legal cap (more below).
- Rent in advance, capped at two weeks in NSW.
- Overlap rent, if the old and new leases run side by side for a week or two.
- Removalists or a truck hire, plus fuel and tolls.
- Cleaning at the old place, if you’re paying a professional for the final inspection.
- Connections: electricity, internet and any gas setup fees.
Illustrative example: Mia is moving in Sydney to a place at $650 a week. Four weeks’ bond is $2,600 and two weeks in advance is $1,300. Add one week of overlap rent at her old place ($580), a $900 removalist quote and $350 for cleaning, and she needs $5,730 before her old $2,320 bond comes back. Her real gap is the timing, not the whole amount.
Then subtract the old bond you expect back, and note when. The shortfall calculator does that sum for you and shows the true gap.
How much can a landlord legally ask for up front?
Knowing the caps stops you over-borrowing and spots an agent who’s pushing it.
| New South Wales | Victoria | |
|---|---|---|
| Maximum bond | Four weeks’ rent | Usually one month’s rent |
| When a higher bond is allowed | Not standard | Rent above $900 a week, or with VCAT approval |
| Rent in advance | No more than two weeks | Check Consumer Affairs Victoria rules |
| Bond transfer between rentals | Smart Rental Bonds, $25 fee | Portable Rental Bond Scheme, if eligible |
| Government bond loan | Rentstart Bond Loan (Homes NSW) | Bond loans through Homes Victoria |
In NSW, renters also can’t be charged for background checks, preparing the lease, initial keys or a pet bond. A holding fee of up to one week’s rent is allowed only after the landlord approves your application.
In Victoria, if you pay the bond to the rental provider, they must lodge it with the Residential Tenancies Bond Authority within 14 days, not counting public holidays.
Living in another state? Each one has its own rules, so check with your state’s tenancy authority.
Can I transfer my old bond instead of paying a new one?
In NSW, now you can. Smart Rental Bonds lets you carry your bond from one rental to the next through Rental Bonds Online, and the government says the service is available now.
How it works, in short:
- The new agent starts a bond lodgement and you get an emailed code.
- You choose to transfer your existing bond and pay a $25 processing fee, plus any extra if the new bond is higher.
- Any agreed deductions from the old bond are paid to the old landlord, and you repay those to the government.
You generally need to be moving with the same tenants, be an individual aged 18 or over, and vacate the old home within four weeks of moving into the new one. It isn’t available if there’s a claim in progress on the bond, if housemates are splitting up into different homes, or if you still owe money on a Rentstart loan.
Victoria’s bond page also mentions a Portable Rental Bond Scheme for eligible renters, and you have to tell the landlord in writing before they start the lodgement.
What bond loans and no-interest options are there?
Before you take on a commercial loan, check these.
- NSW Rentstart Bond Loan. An interest-free loan from Homes NSW for renters eligible for social housing, with cash assets of no more than $5,000. Repayments are made fortnightly, and Advance Rent, a grant that doesn’t need repaying, may also be available in serious hardship.
- Victorian bond loans. Homes Victoria offers bond loans, also called RentAssist bond loans, to people on low incomes who might not be able to pay a bond.
- No Interest Loan Scheme. Moneysmart says a no-interest loan can cover a bond on a new rental property, up to $3,000, for eligible people. Call 13 64 57.
If none of those fit, a small personal loan to bridge the few weeks until your old bond is refunded is a common next step. Our fast personal loans page explains what lenders check.

What about moving a business or relocating for work?
Business moves have their own bills: a security deposit or bank guarantee on new premises, fit-out, and a month of paying rent in two places. A trading business may be able to cover the overlap with an unsecured cash-flow facility, typically $5,000 to $500,000, with same-day funding possible on smaller amounts.
For one-off personal relocations, keep it lean. Borrow the gap, not the dream lounge suite. See how much to borrow for a quick buffer rule, and skip the quick-cash shortcuts listed in fast cash traps.
How do I check if I qualify for moving money this week?
You’ve done the hard bit: worked out the true gap after any bond transfer, bond loan or refund. Now let’s close it.
Send one short enquiry. There’s no credit check when you do, it isn’t passed around a lineup of lenders, and a real person will read it and call you back about the fastest realistic option.
Fill it in accurately, including when you expect your old bond back. That date often decides whether a short bridge or a longer loan suits you better, and it gets you matched properly the first time.

Frequently asked questions
How much bond can a landlord ask for?
In NSW the bond can't be more than four weeks' rent, and rent in advance is capped at two weeks. In Victoria the bond usually can't exceed one month's rent, unless weekly rent is over $900 or VCAT has approved a higher amount. Other states have their own limits, so check your state's tenancy authority.
Can I move my bond from my old rental to my new one?
In NSW, yes, through Smart Rental Bonds in Rental Bonds Online, for a $25 fee. You generally need to be moving with the same tenants and leave the old place within four weeks of moving in. Victoria has a portable bond scheme for eligible renters too.
Can I get a loan for a rental bond?
Yes. State governments offer bond loans to eligible renters, the No Interest Loan Scheme can lend up to $3,000 for a bond, and a personal loan is another option if you don't qualify for those.
What moving costs can't a landlord charge me?
In NSW, renters must not be charged for things like background checks, inspections, preparing the agreement, initial keys or a pet bond. Only the bond, limited rent in advance and a holding fee in certain cases are allowed.
Does enquiring about moving money show on my credit file?
No. There's no credit check when you send your first enquiry. A check only happens if you later decide to apply.
